About LS6 Construction

LS6 is a Leeds building contractor. We take on extensions, loft conversions, renovations and new builds, and we run every one with our own trades and a single point of contact.

Most of our work is on the Victorian through-terraces, stone villas and 1930s semis of north Leeds, from Headingley and Chapel Allerton out to Roundhay, Horsforth and Adel. Older houses hide things. We’ve opened up enough of them to know what to look for at survey stage, and to price for it honestly.

We also build for landlords, developers and local businesses, from single plots to office fit-outs done over weekends so nobody loses a working day.

What we build

Eight kinds of job, done start to finish.

Take one on its own or combine a few. Plenty of clients add a loft and an extension in the same build to share the scaffolding, the skips and the disruption.

    Survey

    We visit, measure up and listen. You get straight advice on what’s possible, what needs permission and roughly what it costs.

    Within a week of your call

    Quote

    A fixed, itemised price with every line costed and every exclusion written down. No provisional sums hiding the real number.

    Five working days later

  3. 03

    Plan

    Drawings, structural calculations, planning, building control and party wall notices. We handle the lot, or work with your architect.

    Four to twelve weeks

  4. 04

    Build

    A named site manager, a week-by-week programme you can see, and a walk-round every Friday so nothing comes as a surprise.

    Handover

    We snag it with you, get building control sign-off and hand over the certificates and guarantee. Then we tidy up and go.

Do I need planning permission for an extension?

Often not. Many single-storey rear extensions and most loft conversions fall under permitted development, which allows building within set limits on size and height without a planning application. Those rights don’t apply to flats or listed buildings and are restricted in conservation areas, and Leeds has dozens of them. We’ll tell you at survey which route your project needs.

How long will my project take?

As a guide, a garage conversion takes three to six weeks, a loft six to ten, a single-storey extension ten to sixteen, and a whole-house renovation three months or more. Your quote comes with a week-by-week programme for your job.

Can we stay in the house while you work?

Usually, yes, and most of our clients do. We seal off the work area, keep a route through the house and plan the noisy, dusty stages so you know when they’re coming. If the kitchen has to be out of action for a few days, we’ll agree the dates with you well in advance.

How do payments work?

You pay in stages as work is completed, against a schedule written into the contract. We don’t ask for a large deposit up front, and each payment is tied to a clear milestone, so you’re never paying ahead of the work on site.

Do you deal with party wall agreements?

Yes. If you’re building on a shared boundary, cutting into a party wall or digging close to a neighbour’s foundations, the Party Wall etc. Act 1996 requires notice to be served first. We’ll tell you at survey whether it applies and help you serve the notices in good time.
