About

A Leeds builder that runs its own sites.

Extensions · Lofts · Renovations · New builds · Commercial

The person who prices your job is the person who runs it, and the people on site work for us. That’s most of what makes a build go well.

Why we started

Why we started LS6

We set LS6 up to be the builder we’d want in our own houses: small enough that you always know who’s in charge, and with enough of our own trades that we’re never waiting on someone else’s diary.

Building work goes wrong in predictable ways. A price that turns out to be a guess. A subcontractor who disappears for a fortnight. A problem nobody mentions until the final invoice. We’ve built the company around stopping those things happening.

That means proper surveys, itemised quotes, our own people on site, and a site manager who answers the phone. None of it is complicated. It just takes discipline, on every job, every day.

How we work

Five rules we don’t bend.

  1. 01

    Everything priced in writing.

Your quote is itemised line by line. If anything changes, you get a written price for it before we do it.

  2. 02

We turn up when we say.

If we’ve said Tuesday at eight, we’re there Tuesday at eight. If a delivery or the weather changes the plan, you hear it from us first.

  3. 03

Problems reported the day we find them.

With photos, options and a price. Never saved up for the end of the job.

  4. 04

The site left tidy every day.

You live there. We work like we remember that.

  5. 05

    The snag list gets finished.

The last few jobs are the ones you notice every day after we’ve gone. We don’t leave until they’re done.

The team

Tradespeople first, managers second.

Our site managers came up through the trades, so they know what good work looks like and how long it takes. Alongside them are our own bricklayers, joiners, plasterers and groundworkers.

Electrics, gas and specialist work such as steel fabrication and glazing go to a small group of firms we’ve worked with for years, all qualified and registered for the work they do.

The paperwork

Safe, insured and done by the book.

The unglamorous part of building, and the part that protects you if anything goes wrong.

Health and safety

Planned before we start

Every job has its own risk assessment and method statements. We take on the principal contractor duties under CDM 2015 for domestic clients, and everyone on site holds the right cards for their trade.

Insurance

Covered on every job

We hold public liability and employer’s liability insurance, and send copies of the certificates with every quote so you don’t have to ask.

Waste

Licensed and recycled

We’re a registered waste carrier. Rubble, timber and metal are separated on site and recycled wherever possible, and you get the waste transfer notes.

Careers

Good at what you do? We’d like to hear from you.

We’re always keen to meet bricklayers, joiners, plasterers, groundworkers and site managers in and around Leeds. Steady work, decent sites, and a firm that pays on time.
