Rear extension and kitchen
A 5.5 metre single-storey rear extension on a 1930s semi, turning a galley kitchen and an unused dining room into one bright room that opens straight onto the garden.
The brief
Two adults, two children, a galley kitchen and a dining room nobody sat in. The owners wanted one room for cooking, eating and homework, with as much daylight as the plot would allow and a proper connection to the garden. They also wanted it finished before the summer holidays.
What we did
- Prior approval under the larger home extension scheme, 5.5 metres deep
- Trench-fill foundations and a build-over agreement with Yorkshire Water
- Steel goalpost frame to open up the full width of the rear wall
- Warm flat roof with a three metre roof lantern
- Four-panel sliding doors in anthracite aluminium
- Underfloor heating, new consumer unit and kitchen electrics
- Kitchen fitted, plastered, decorated and floored throughout
The tricky part
A shared drain ran straight through the footprint of the extension. Rerouting it would have added weeks and thousands of pounds, so we CCTV-surveyed the run, applied to Yorkshire Water for a build-over agreement, and bridged the foundations over the pipe with a reinforced lintel so it can still be reached. We started the application the day the quote was signed, so it cost the programme nothing.
Result
Finished in fourteen weeks, one week ahead of programme, with the building control completion certificate issued the following Monday.
