Two-storey rear extension
A two-storey rear extension on a 1950s semi, adding a kitchen-diner downstairs and a fourth bedroom with en-suite above, finished in render so old and new read as one house.
The brief
The owners needed a fourth bedroom and a kitchen big enough for the whole family to sit down together. Going up as well as out meant one set of foundations, one roof and one disruption, rather than two separate projects a few years apart.
What we did
- Full planning permission, with drawings by our architectural designer
- Party wall notices served on the attached neighbour
- Trench-fill foundations and new drainage runs
- Blockwork shell, insulated and rendered
- Hipped roof tied into the existing roof line
- Kitchen-diner with French doors to the garden
- Fourth bedroom and en-suite above
The tricky part
The original render had been painted so many times that no new finish would ever match it. Rather than leave a visible join between old and new, we agreed with the owners and the planning officer to re-render the whole rear of the house, so the extension looks as though it was always there.
Result
Eighteen weeks from breaking ground to handover, with the family living in the front of the house throughout.
